Reference Costs

Construction Cost — New Residential Constructio

  • Wood-frame structures: ¥454,000–¥606,000 per m² (excluding tax)
  • Reinforced concrete or steel-frame structures: from ¥606,000 per m² (excluding tax)

Design Specifications:

  • Insulation grade 6 (Climate Zone 6)
  • Airtightness (C-value): 0.5 or lower (target)
  • Seismic grade 3 equivalent

Construction Cost — Condominium Renovation

  • Renovation cost: ¥300,000–¥400,000 per m² (excluding tax)

Design Fees

New Construction

  • Design fee: 15% of the construction cost (excluding tax)
  • Additional fees, if required: structural engineering, thermal performance calculations, lighting design, landscape design, and travel expenses for distant sites

Renovation

  • Design fee: 22% of the construction cost (excluding tax)
  • Additional fees, if required: lighting design, and travel expenses for distant sites
